Home Inspection Mistakes To Avoid

April 24, 2018

The home inspection process is important for both buyers and sellers in the Albany, NY area. If you are about to go through the process of having a home inspection completed, there are some things to keep in mind.

Research Your Inspector

Failing to research the inspector you'll be working with is a big mistake you need to avoid. Ask for a recommendation and do your research into the background of the home inspector. The house inspection will only be as good as the inspector who is completing it, so keep that in mind. You should ask some questions to your inspector to help you judge their experience, like: How long have you been in the industry? How many inspections have you completed? What qualifications do you have? And so on.

Prepare Your Home

Before the home inspector can come in and complete a full inspection, the homeowner needs to take some steps to prepare the home. These steps will help make sure that the home inspector can access everything and get into every place they need to. If you have an attic or garage, let them into it. If you have a hatch, make sure to move things off the top of it. If you have a utility closet or shed with a lock, be sure to leave the key. If the inspector cannot access something, they will not be able to complete the inspection, and that will lengthen the review process.

Walkthrough With Them

Many people leave their door opened and then head out for the day since they've heard an inspection can take around three hours in all. However, you should stick with the inspector while they go through your home. Reading the inspection report that they give you later usually won't be good enough to give you the full picture. Having your inspector actually point things out to you will prove very helpful. Additionally, if you are with the inspector, you can be there to move anything out of their way, turn on pilot lights that may be out, or unlock locked boxes/doors so they can complete their inspection in full without having to come back later or leave something out.

Read The Report

When the inspection is complete, you will be given a full report about what they found. You should read this inspection report in full and ask any questions you may have about it. The home inspector should be more than happy to walkthrough the report with you and go over the details and concerns that should be brought up during the selling process. A knowledgable home inspector will be able to explain what's wrong and what it will take to fix.
